If you are thinking of selling your home, you'll need to know exactly what it is worth before putting it on the market. As an area real estate professional, I analyze home values and determine market prices every day. By comparing your home to recent sales and other, similar homes on the market I can quickly tell you what your home is worth. This analysis is known as "Comparative Market Analysis", or CMA. Property in resort areas like Blowing Rock typically are listed for more and sell for more money per square foot than homes out of resort areas. But, don't be fooled by "asking price" of other homes in your neighborhood in a resort area. I will be able to tell you how long other homes like yours have been on the market. Sometimes resort homes are sporadically on the market for several years before they sell. Does this tell you something about the asking price of that home or the unrealistic expectations of that seller?
Not only will I be able to tell you the recent market history of other homes, but I will search to see which resort homes like yours have been listed by several agents at different prices. This information is critical toward a sound evaluation of your own home and it is a factor I seek to know as an active real estate market monitor in my area. It is not enough to take the "SOLD" information in our Multiple Listing Service and make decisions based solely on that. The "days on market" data for that home sale will not include the total days on market if other offices have listed that same home and it did not sell with their offices.
