Manufactured Homes and a Veterans Administration Loan

While many banks have become more restrictive on manufactured home loans the Veterans Administrative continues to be a super source for a military veteran who wants to buy a manufactured home. 

The VA looks at debt to income ratio and payment history and looks less at a 'magic credit score number'. The VA will loan up to 30 years on a manufactured home if the appraiser says there is 30 years of life remaining in the property. The VA will even loan on a manufactured home if it has spring water!

Of course, there are tests the property has to pass - proper tie downs, among others, and water quality and septic function. 

If you know a veteran looking for an affordable home in the mountains I have a large 4 BR/2BA manufactured home by a big creek with firepit and with a huge yard and a mechanic's workshop(or great garage) between Banner Elk and Newland for $129,000 - seller will pay $2000 toward buyer closing costs and pay for a one year home warranty!
