What is a home valuation?

Property in resort areas like Blowing Rock typically are listed for more and sell for more money per square foot than homes out of resort areas. But, don't be fooled by "asking price" of other homes in your neighborhood in a resort area. I will be able to tell you how long other homes like yours have been on the market. Sometimes resort homes are sporadically on the market for several years before they sell. Does this tell you something about the asking price of that home or the unrealistic expectations of that seller?

How does getting a home valuation help me sell?

With a home valuation, not only will I be able to tell you the recent market history of other homes, but I will be able to see how resort homes in your location have been priced and listed by several agents. This information is critical toward a sound evaluation of your own home and it is a factor I seek to know as an active real estate market monitor in my area. 

It is not enough to take the SOLD information in our Multiple Listing Service and make decisions based solely on that. The "days on market data" for that home sale will not include the total days on market if other offices have listed that same home and it did not sell with their offices. The market sets the sales price. If one does not pay attention to the information the market is providing, we both lose time and money.
